{"id":101126,"date":"2021-10-28T10:36:00","date_gmt":"2021-10-28T09:36:00","guid":{"rendered":"https:\/\/www.pbctoday.co.uk\/news\/?p=101126"},"modified":"2021-10-28T10:36:00","modified_gmt":"2021-10-28T09:36:00","slug":"fleet-street-office-development","status":"publish","type":"post","link":"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/fleet-street-office-development\/101126\/","title":{"rendered":"Go-ahead for 21-storey Fleet Street office development"},"content":{"rendered":"<h2>The <a href=\"https:\/\/www.cityoflondon.gov.uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">City of London Corporation<\/a> has approved plans for a new 21-storey office development at the former Daily Express building on Fleet Street<\/h2>\n<p>Located on 120 Fleet Street, the new <a href=\"https:\/\/www.pbctoday.co.uk\/news\/energy-news\/energy-efficiency-offices\/101118\/\" target=\"_blank\" rel=\"noopener noreferrer\">office development<\/a> will deliver over 60,000 sq m of office floorspace, detaching the Grade II* listed Daily Express building from River Court.<\/p>\n<p>The City Corporation\u2019s planning and transportation committee supported the plans by CO-RE, which will transform this building into a place for social and educational outreach, opening it up as a free landscaped public roof garden.<\/p>\n<p>The scheme will provide enhanced pedestrian accessibility, pavement widening and more space for tree planting.<\/p>\n<p>It will also deliver improved ground floor retail floorspace in the Fleet Street Principal Shopping Centre.<\/p>\n<p>The new office development aims to <a href=\"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/green-building-sustainability\/72679\/\" target=\"_blank\" rel=\"noopener noreferrer\">improve wellbeing<\/a>, including south-facing landscaped terraces for office occupiers.<\/p>\n<p>It further supports health practices with an innovative \u2018Cycle House\u2019, with 85 short stay and 149 long stay cycle parks, maintenance stations, a caf\u00e9\/retail proposal and a concierge service for cyclists.<\/p>\n<h3>\u2018A publicly accessible cultural destination\u2019<\/h3>\n<p>Chair of the City of London Corporation\u2019s planning and transportation committee, Alastair Moss, said: \u201cThis development is yet another example of how the City can balance the constant demand for new office space, whilst maintaining due respect to the Square Mile\u2019s unique history.<\/p>\n<p>\u201cFleet Street is renowned as the former home of London\u2019s newspaper industry and this development takes care to rejuvenate the old Daily Express building to the next chapter of its rich history.<\/p>\n<p>\u201cImportantly, it will\u00a0also allow for a new, high-quality office to be constructed in this key strategic part of the City.<\/p>\n<p>\u201cDevelopments like this, coupled with the undeniable return of the buzz of city workers, continue to give us unwavering confidence that the Square Mile\u2019s\u00a0recovery will go from strength-to-strength, as Fleet Street re-invents itself as a key part of the City.\u201d<\/p>\n<p>Director at CO-RE, David Hutton, added: \u201cWe are obviously delighted to receive planning permission from the City of London\u00a0Corporation\u00a0for 120 Fleet Street.<\/p>\n<p>\u201cThis is great news for central London\u2019s office market generally and more specifically for occupiers looking for the best space for their employees in terms of <a href=\"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/future-of-the-office\/100224\/\" target=\"_blank\" rel=\"noopener noreferrer\">sustainability<\/a>, active travel and health and wellbeing.<\/p>\n<p>\u201c120 Fleet Street has a flexible design that allows for various uses by a diverse mix of potential tenants.
