{"id":102600,"date":"2021-12-08T10:39:44","date_gmt":"2021-12-08T10:39:44","guid":{"rendered":"https:\/\/www.pbctoday.co.uk\/news\/?p=102600"},"modified":"2021-12-08T10:39:44","modified_gmt":"2021-12-08T10:39:44","slug":"halifax-house-prices","status":"publish","type":"post","link":"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/halifax-house-prices\/102600\/","title":{"rendered":"House prices rise for fifth consecutive month, reports Halifax"},"content":{"rendered":"<h2><a href=\"https:\/\/www.halifax.co.uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">Halifax<\/a> have reported that house prices have risen for the fifth consecutive month, with growth now at a 15-year high, and reaching record-breaking figures<\/h2>\n<h3>House prices across the region<\/h3>\n<p>Across the nation, Wales remains by far the strongest performing region in the UK, with an annual house <a href=\"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/material-price-inflation\/101422\/\" target=\"_blank\" rel=\"noopener noreferrer\">price inflation<\/a> of 14.8%.<\/p>\n<p>Buying a property in Wales has never been so expensive, with the average house price breaking through the \u00a3200,000 barrier for the first time in history.<\/p>\n<p>Across the UK, Northern Ireland also continues to record double-digit annual growth, with an average house price of \u00a3169,348.<\/p>\n<p>In Scotland, house prices also continue to rise, with the price of an average property selling for around \u00a3191,140 \u2013 their most expensive record \u2013 and inflation of 8.5%.<\/p>\n<p>In England, the Northwest remains by far the strongest performing region, which is its highest rate of growth since 2005, and an average house price of \u00a3209,287.<\/p>\n<p>London continues to fall behind the rest of the UK in its rate of house price growth, with annual inflation of just 1.1%, though this was up slightly from October. However, at an average of \u00a3521,129 properties in London continue to be much more expensive than in all other parts of the country.<\/p>\n<h3>Housing activity<\/h3>\n<p>HMRC monthly property transactions data shows that in the UK, home sales decreased in October 2021. UK seasonally adjusted residential transactions in October 2021 were 76,930 \u2013 down by 52.0% from September\u2019s figure of 160,220.<\/p>\n<p>The latest quarterly transactions from August to October 2021, \u00a0were approximately 14.2% lower than May to July 2021. Compared to last year, transactions were 28.3% lower than October 2020.<\/p>\n<p>The latest <a href=\"https:\/\/www.bankofengland.co.uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">Bank of England<\/a> figures show the number of mortgages approved to finance house purchases fell for a fifth consecutive month in October 2021, by 6% to 67,199. This year, the October figure was 32% below October 2020.<\/p>\n<h3>House prices reach record heights<\/h3>\n<p>Russell Galley, managing director at Halifax, commented: \u201cUK house prices rose again in November, with the value of the average property increasing by another 1%, or \u00a32,808, tipping the annual rate of inflation up to 8.2%.<\/p>\n<p>\u201cThis is the fifth straight month that <a href=\"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/construction-inflation\/100267\/\" target=\"_blank\" rel=\"noopener noreferrer\">average house prices have risen<\/a>, with typical values up by almost \u00a313,000 since June, and more than \u00a320,000 since this time last year.<\/p>\n<p>\u201cOn a rolling quarterly basis, the uptick in house prices was 3.4%, the strongest gain since the end of 2006, bringing the new average property price up to a record high of \u00a3272,992.<\/p>\n<p>\u201cSince the <a href=\"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/material-shortages-due-to-covid-19\/95464\/\" target=\"_blank\" rel=\"noopener noreferrer\">onset of the pandemic<\/a> in March 2020, and the UK first entering lockdown, house prices have risen by \u00a333,816, which equates to \u00a31,691 per month.<\/p>\n<p>\u201cThe performance of the market continues to be underpinned by a shortage of available properties, a strong labour market and keen competition amongst mortgage providers keeping rates close to historic lows.
