{"id":105281,"date":"2022-02-07T16:28:28","date_gmt":"2022-02-07T16:28:28","guid":{"rendered":"https:\/\/www.pbctoday.co.uk\/news\/?p=105281"},"modified":"2022-02-07T16:28:28","modified_gmt":"2022-02-07T16:28:28","slug":"affordable-homes-development","status":"publish","type":"post","link":"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/affordable-homes-development\/105281\/","title":{"rendered":"CLL gets green light to build new affordable homes development"},"content":{"rendered":"<h2><a href=\"https:\/\/www.connectedlivinglondon.co.uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">Connected Living London (CLL)<\/a> has been given the go-ahead by <a href=\"https:\/\/new.enfield.gov.uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">Enfield Council<\/a> to bring forward its new affordable homes development by Cockfosters London Underground station<\/h2>\n<p>The new development will deliver 351 new rental homes, including 40 percent affordable housing, commercial space, improvements to the public realm, and new operational space for TfL.<\/p>\n<p>Designed by <a href=\"https:\/\/www.hawkinsbrown.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Hawkins\\Brown<\/a>, <a href=\"https:\/\/www.mae.co.uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">Mae Architects<\/a> and <a href=\"https:\/\/www.jcla.co.uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">JCLA Landscape Architects<\/a>, the homes will be delivered across four buildings and will be a mixture of one, two, and three-bedroom properties, providing options for all types of households.<\/p>\n<p>The affordable homes will be provided at a discount to open market rates for rent and all residents will equally benefit from a range of on-site amenities, such as the residents\u2019 lounge, gym, and dedicated onsite Resident Services team.<\/p>\n<h3>\u2018Sustainability is a core focus\u2019<\/h3>\n<p><a href=\"https:\/\/www.pbctoday.co.uk\/news\/energy-news\/net-carbon-negative-2\/101659\/\" target=\"_blank\" rel=\"noopener noreferrer\">Sustainability is a core focus<\/a> throughout the plans and the development intends to optimise building performance with respect <a href=\"https:\/\/www.pbctoday.co.uk\/news\/energy-news\/decarbonising-construction-2\/100961\/\" target=\"_blank\" rel=\"noopener noreferrer\">to energy, carbon, water and waste.<\/a><\/p>\n<p>The affordable development will also i<a href=\"https:\/\/www.pbctoday.co.uk\/news\/energy-news\/zero-carbon-construction\/103363\/\" target=\"_blank\" rel=\"noopener noreferrer\">nclude solar panels, wildlife-friendly landscaping,<\/a> and will lead to more than 70 additional trees being planted across the development.<\/p>\n<p>The designs have also been designed to provide around 4,200 sqm of publicly accessible open space for both the local community and residents, with the new trees and greenery replacing much of the current hard surface.<\/p>\n<p>The development encourages sustainable transport through excellent public transport connections, such as the Piccadilly line and the multiple bus routes that serve the Grade II listed Cockfosters Tube station.<\/p>\n<p>A new cycle hub with 60 spaces for the local community, as well as improvements to the existing cycle access and pavements, will also encourage walking and cycling.<\/p>\n<h3>\u2018Providing new and affordable homes that are urgently needed across London\u2019<\/h3>\n<p>Ben Tate, a spokesperson for CLL and head of Property Development at TfL, said: \u201cWe\u2019re really pleased to have been given the go-ahead for our proposed development by Cockfosters Tube station, building on the success of our CLL schemes in Southall, Nine Elms and north Lambeth.<\/p>\n<p>\u201cThis scheme has been designed to provide not only the new and affordable homes that are urgently needed in the borough and across London, but also create new areas of open space and play space that can be enjoyed by the local community and residents alike and re-provide car parking facilities to support the local area.<\/p>\n<p>\u201cIt will contribute around \u00a34.5 million to help improve local infrastructure and services.\u201d<\/p>\n<h3>\u2018Less Green Belt land needed for housing\u2019<\/h3>\n<p>Adrian Day, on behalf of Better Streets for Enfield, said: \u201cWe are pleased that the development by Cockfosters Tube station has been approved.
