{"id":114835,"date":"2022-08-31T10:48:14","date_gmt":"2022-08-31T09:48:14","guid":{"rendered":"https:\/\/www.pbctoday.co.uk\/news\/?p=114835"},"modified":"2022-08-31T10:48:14","modified_gmt":"2022-08-31T09:48:14","slug":"rent-cap-on-social-housing-proposed-to-support-tenants-with-cost-of-living","status":"publish","type":"post","link":"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/rent-cap-on-social-housing-proposed-to-support-tenants-with-cost-of-living\/114835\/","title":{"rendered":"Rent cap on social housing proposed to support tenants with cost of living"},"content":{"rendered":"<h2>A consultation has been launched on a rent cap on social housing to assist tenants with the cost-of-living crisis &#8211; tenants and landlords have been encouraged to participate<\/h2>\n<p><a href=\"https:\/\/www.gov.uk\/government\/consultations\/social-housing-rents-consultation\" target=\"_blank\" rel=\"noopener noreferrer\">A consultation has begun on proposals to create a rent cap on social housing<\/a>, aimed at protecting vulnerable tenants from the <a href=\"https:\/\/www.pbctoday.co.uk\/news\/energy-news\/fuel-poverty-cost-of-living-and-the-drive-to-net-zero\/113356\/\" target=\"_blank\" rel=\"noopener noreferrer\">cost-of-living crisis.<\/a><\/p>\n<p>Under the proposals being consulted on, a cap on <a href=\"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/social-housing-disrepair-2\/96244\/\" target=\"_blank\" rel=\"noopener noreferrer\">social housing<\/a> rent increases would be put in place for the coming financial year, with options at 3%, 5% and 7% being considered.<\/p>\n<h3>Households could save \u00a3300 per year and provide financial stability for 4m families<\/h3>\n<p>The move would prevent rents for council and housing association houses from rising significantly, saving tenants an average \u00a3300 per year as inflation rises.<\/p>\n<p>The government regulates how much social housing rents can increase each year. Currently, this is set at up to the consumer price index (CPI) rate plus 1% \u2013 meaning potential increases next year of 11% in line with recent Bank of England forecasts.<\/p>\n<p>The proposed new cap will help <a href=\"https:\/\/www.pbctoday.co.uk\/news\/featured\/addressing-cost-poor-housing-england\/108263\/\" target=\"_blank\" rel=\"noopener noreferrer\">support vulnerable households<\/a> in the face of cost-of-living pressures.<\/p>\n<p>Housing secretary Greg Clark said:<\/p>\n<p>\u201cWe must protect the most vulnerable households in these exceptional circumstances during the year ahead. Putting a cap on rent increases for social tenants offers security and stability to families across England.<\/p>\n<p>We know many people are worried about the months ahead. We want to hear from landlords and social tenants on how we can make this work and support the people that need it most.\u201d<\/p>\n<h3>Landlords are also invited to participate in the consultation<\/h3>\n<p>The rent cap would be temporary and would apply from 1 April 2023 to 31 March 2024.
