The City of Wolverhampton has selected the firm as its preferred developer, subject to planning approval being granted for the industrial site\u2019s development.<\/p>\n<div class=\"youtube-embed\" data-video_id=\"TIrqBAUMtMw\"><iframe loading=\"lazy\" title=\"Wolverhampton Canalside South developer announced\" width=\"696\" height=\"392\" src=\"https:\/\/www.youtube.com\/embed\/TIrqBAUMtMw?start=1&#038;feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture\" allowfullscreen><\/iframe><\/div>\n<p>The decision comes following an open market tendering process alongside partners Canal &amp; River Trust &#8211; supported by real estate advisors, Avison Young.<\/p>\n<h3>The modular development will deliver net zero residential stock for Wolverhampton<\/h3>\n<p>Engineered in L&amp;G\u2019s modular factory in Leeds, every modular home will include an <a href=\"https:\/\/www.pbctoday.co.uk\/news\/energy-news\/heat-pumps-in-new-builds-what-do-developers-need-to-know\/115424\/\" target=\"_blank\" rel=\"noopener noreferrer\">air source heat pump<\/a>, PV panels and <a href=\"https:\/\/www.pbctoday.co.uk\/news\/energy-news\/ev-mandate-housing-developments\/111963\/\" target=\"_blank\" rel=\"noopener noreferrer\">Electric Vehicle charging point<\/a> as standard \u2013 all supporting the city\u2019s climate change commitment to be net carbon neutral by 2041.<\/p>\n<p>The homes are 60% more efficient to run for the homeowner than a Building Regulation compliant new build home and the apartments are up to 30% cheaper to heat and run than the average apartment. This will have a positive impact on reducing individuals\u2019 energy bills as the <a href=\"https:\/\/www.pbctoday.co.uk\/news\/?s=cost-of-living+crisis\" target=\"_blank\" rel=\"noopener noreferrer\">cost-of-living crisis<\/a> looms.<\/p>\n<h3>L&amp;G will support the local economy through their use of local labour and supply chains<\/h3>\n<p>The company has committed to delivering significant social and economic benefits in accordance with the Wolverhampton Charter.<\/p>\n<p>This includes delivering local labour and <a href=\"https:\/\/www.pbctoday.co.uk\/news\/energy-news\/green-construction-how-are-supply-chains-key-to-achieving-net-zero\/116150\/\" target=\"_blank\" rel=\"noopener noreferrer\">supply chain opportunities<\/a>, enhancing skills and employability, creating apprenticeships, promoting cohesion and activities within the community, and supporting <a href=\"https:\/\/www.pbctoday.co.uk\/news\/health-safety-news\/prioritising-mental-wellbeing-save-lives-construction-industry\/107973\/\" target=\"_blank\" rel=\"noopener noreferrer\">health and wellbeing<\/a>.<\/p>\n<h3>L&amp;G will also seek to deliver commercial uses alongside the sustainable new homes<\/h3>\n<p>The 17-acre waterfront development opportunity sits in the east of the city centre and is made up of the Canal &amp; River Trust-owned former Crane Foundry site, and the Council\u2019s former British Steel site and its land off Qualcast Road.<\/p>\n<p>The sites have all been brought together under a collaboration agreement designed to ensure a comprehensive development takes place.<\/p>\n<p>Canalside South is located minutes away from the city centre and the \u00a3150m transport Interchange, providing easy access to the tram, road, rail and canal network.<\/p>\n<p>Legal &amp; General will also seek to deliver commercial uses alongside the new homes, such as a coffee shop, co-working space, bike hire and water activities, while landscaping will create a green corridor and promote biodiversity.<\/p>\n<h3>Offering carbon-efficient homes with MMC<\/h3>\n<p>Rosie Toogood, CEO of Legal &amp; General Modular Homes said: \u201cI am delighted that Legal &amp; General Modular Homes has been selected as preferred developer by the City of Wolverhampton Council to deliver this major residential development.
