{"id":130263,"date":"2023-07-25T10:22:51","date_gmt":"2023-07-25T09:22:51","guid":{"rendered":"https:\/\/www.pbctoday.co.uk\/news\/?p=130263"},"modified":"2023-07-25T10:22:51","modified_gmt":"2023-07-25T09:22:51","slug":"second-staircase-threshold-lowered-18-metres","status":"publish","type":"post","link":"https:\/\/www.pbctoday.co.uk\/news\/building-control-news\/second-staircase-threshold-lowered-18-metres\/130263\/","title":{"rendered":"Second staircase threshold lowered to 18 metres"},"content":{"rendered":"<h2>Previously set at 30 metres, second staircases will now be required in all buildings taller than 18 metres, per housing secretary Michael Gove<\/h2>\n<p>The tightening of regulations concerning a second staircase was announced in a speech yesterday (24 July 2023), where housing secretary Michael Gove announced<a href=\"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/goves-plans-relax-planning-rules-mixed-response\/130248\/\" target=\"_blank\" rel=\"noopener\"> a raft of planned reforms to planning rules<\/a> to boost the delivery of new homes.<\/p>\n<p>The revised 18 metres threshold follows consultations last year, which set the standard at 30 metres.<\/p>\n<p>London mayor Sadiq Khan then <a href=\"https:\/\/www.pbctoday.co.uk\/news\/building-control-news\/second-staircase-in-blocks-above-30m-rule-introduced-with-immediate-effect\/121177\/\" target=\"_blank\" rel=\"noopener\">made second staircases a legal requirement<\/a> in buildings over 30 metres, via the Greater London Authority&#8217;s planning department refusal sign off to noncompliant plans.<\/p>\n<p>Gove said that the plans would offer definitive guidelines for developers regarding second staircase installation and that \u201ctransitional arrangements\u201d would accommodate projects already underway.<\/p>\n<p>Gove added that the move \u201cresponds to the call from the sector for coherence and certainty\u201d.<\/p>\n<p>\u201cThis is a considered and gradual evolution of safety standards, which, when taken with our other fire-safety measures and reforms, ensures the safety of people in all tall buildings \u2013 both new and existing,\u201d he said.<\/p>\n<h3>The announcement was well received by industry voices<\/h3>\n<p><a href=\"https:\/\/www.architecture.com\/knowledge-and-resources\/knowledge-landing-page\/jane-duncan-fire-safety-blog\" target=\"_blank\" rel=\"noopener\">RIBA<\/a> President Simon Allford said: \u201cThis is a significant moment. Over six years on from the Grenfell Tower tragedy, it is hugely positive and reassuring to see the Government listening to the united call of experts on fire safety, bringing greater coherence and certainty for industry.<\/p>\n<p>\u201cMandating second staircases in new homes over 18 metres is a vital step towards a safer built environment for all.
