But there are steps you can take now to stay compliant and protect your assets<\/h2>\n<p><a href=\"https:\/\/www.socotec.co.uk\/our-services\/sustainability-and-energy\/energy-performance-certificates\" target=\"_blank\" rel=\"noopener\">Energy Performance Certificates (EPCs)<\/a> are required when a property is:<\/p>\n<ul>\n<li>Sold, let, or newly constructed (including when a building is subdivided or combined).<\/li>\n<li>A valid EPC must be less than 10 years old and is always the most recent one lodged on the register.<\/li>\n<li>EPCs are categorised into Levels 3, 4, and 5:<br \/>\nLevels 3 &amp; 4 use the standard SBEM methodology<br \/>\nLevel 5 uses dynamic simulation modelling (DSM) for more accurate results \u2014 often producing better EPC ratings.<\/li>\n<\/ul>\n<p>Many buildings are now entering their second cycle of expiring EPCs. This makes now the ideal time to renew, locking in validity before the changes take effect.<\/p>\n<h3>Why Carbon factors matter:<\/h3>\n<p><a href=\"https:\/\/www.pbctoday.co.uk\/news\/energy-news\/research-shows-over-12m-home-epc-ratings-need-improvements\/150408\/\" target=\"_blank\" rel=\"noopener\">EPC ratings<\/a> are calculated using carbon emission factors that change over time. Updates in June 2022 significantly reduced the carbon factor for electricity (by 73% since 2013).<\/p>\n<p>That means:<\/p>\n<ul>\n<li>Buildings with electric heating could see an improved EPC rating simply by reassessment.<\/li>\n<li>Buildings with fossil fuel systems may worsen under new assessments.<\/li>\n<li>Re-evaluating your EPCs now could identify easy wins \u2014 no improvement works needed.<\/li>\n<\/ul>\n<h3>MEES \u2013 The road ahead<\/h3>\n<p>Current MEES regulations require all privately rented non-domestic buildings to achieve a minimum E rating.<\/p>\n<p>Future proposals include:<\/p>\n<p>A Band B target by 2031, with an interim milestone of Band C by 2027 (subject to further consultation).
