Ask Building Control what they want to see on a higher-risk building now, and the answer isn’t a pile of paperwork. It’s a thread<\/h2>\n

The Building Safety Act introduced the golden thread: a continuous, accurate digital record of a building’s information, held from design through construction and into occupation. For higher-risk buildings, two hard stops enforce that requirement\u2013Gateway 2, before work starts, and Gateway 3, before anyone moves in. Fall short of the standard at either gate, and the project doesn’t move forward.<\/p>\n

This isn’t theoretical. In its September 2025 review of Gateway Two rejections, Build UK compiled the Building Safety Regulator’s own feedback on why applications are rejected. Alongside missing structural calculations and incomplete fire strategies, failing to show how a project will meet golden thread requirements is a significant cause of failure. Evidence gaps aren’t a minor administrative point at this stage. They stop schemes at the gate, in the same category as a missing fire strategy or an unproven structural calculation.<\/p>\n

Most of the conversation around the golden thread still lives in fire protection, and for good reason\u2013it’s the trade where compliance scrutiny has run longest and hardest. But the golden thread isn’t a fire compliance clause. It’s a whole-building requirement. Every trade working on a higher-risk building\u2013cladding, M&E, dry lining, roofing, and beyond\u2013now has to produce records to the same standard fire protection has been held to for years: who did the work, when, exactly where on the building, and what evidence proves it happened.<\/p>\n

That’s the gap most subcontractors haven’t closed yet. Site records have traditionally been built from a mix of vague messages, paper sign-off sheets, and photos with no timestamp or location attached, then pieced back together when someone finally asks for the evidence. None of that is dishonest\u2013it’s how site work has always been recorded. The problem is that Building Control now expects something different: a record built as the work happens, tied to a specific point on the building, that can be handed over without anyone reconstructing it from memory.<\/p>\n

The real cost of treating it as an afterthought<\/h3>\n

Treat the golden thread as a box to tick at handover, and the cost shows up earlier than expected. Reconstructing weeks or months of work into a coherent record eats time nobody budgeted for, usually right when a project is already under pressure to close out. Gaps or inconsistencies in that record raise questions at exactly the wrong moment\u2013a Gateway 2 or Gateway 3 submission, a client audit, a dispute<\/a> over whether work was completed to spec. And every time a subcontractor turns up short on evidence, it chips away at the trust that wins the next Tier 1 job. The standard of proof has moved, even where the standard of workmanship hasn’t\u2013so an afterthought approach doesn’t just risk one project’s paperwork. It risks the projects that come after it.<\/p>\n

What a thread built into the workflow actually looks like<\/h3>\n

The alternative isn’t more admin. It’s capturing the same information the work already produces, in a form that holds up later.
