However, what has changed as the construction industry has progressed is the amount of information being generated and the number of people who need to use it.

BIM, cloud-based platforms and artificial intelligence are all presenting new opportunities to analyse information and support decision-making throughout a project. For the surveying industry, it has moved beyond the delivery of individual drawings and reports towards providing integrated geospatial information that can support a project throughout its lifecycle.

With more data it becomes even more important that a professional consulting led surveyor who understands the technology, the discipline of surveying and the outcomes that need to be achieved by their client.

By working with more of the stakeholders on a project and building a better understanding of what the needs and uses of the data are as well as exploring previously unknown and unmet needs we become a strategic partner to developers and contractors.

The changing expectations around survey information

Clients have always expected survey information to be accurate, but as technology has advanced it also needs to be accessible and capable of being integrated into wider digital workflows. Designers, engineers, contractors and developers are working across increasingly connected environments, creating greater demand for information that can be shared and used quickly across the different disciplines.

A utility survey, for example, is no longer simply a drawing showing levels and features. It can be used to inform design decisions, assess constraints when combined with engineering difficulties and develop a wider digital representation of the site. The survey, therefore, becomes one component of a much larger information workflow, rather than a standalone deliverable.

This is just one example of the way in which the relationship between consultant surveyors and their clients is changing. Instead of delivering a finished product at the start and end of a project, consultant surveyors are providing guidance on the survey needs of the project based on the outcomes and methods used as well as live information services that can continue to support planning, design and delivery throughout the project lifecycle.

The importance of getting the data right

The growing use of artificial intelligence also makes the quality of survey information even more important. AI can analyse large volumes of data, identify patterns and help project teams assess options more quickly, but the quality of its output hinges on the quality of the information put into it.

No matter how advanced, technology cannot compensate for inaccurate or incomplete information. It is possible to have accurate and complete data and still not have the information needed to achieve the best design, planning and construction outcomes. Survey data sits at the beginning of the information chain, so if it does not accurately represent the site and capture the geospatial information needed to create an effective design, that will get through planning and then by constructable, there is a risk that subsequent analysis and decisions will be based on false assumptions.

As AI tools become more widely used across construction, project teams need greater confidence in the accuracy and completeness of the information they are using. Digitalisation has, increased the importance of the consultant surveyor, which in turn will increase the value of reliable, high-quality survey data.

A more integrated approach to surveying

Digitalisation is also changing how surveying services are commissioned. Construction projects can require topographical, utility, measured building and drainage surveys alongside laser scanning and BIM modelling. When these services are commissioned separately, there can be duplication and greater complexity in managing the resulting information.

An integrated approach can help bring these different services and datasets together under one roof, reducing unnecessary duplication while giving project teams a more complete understanding of the site. For example, when topographical, utility and drainage information can be considered collectively rather than in isolation, potential issues can be identified earlier, and decisions can be made with greater confidence.

This is particularly valuable during the early stages of a project, when there is greater opportunity to respond to issues that arise. Utilities, drainage and other site challenges can be costly and disruptive when they are discovered later in the development process, whereas comprehensive information captured upfront can help reduce uncertainty and give teams a clearer understanding of the risks they need to manage from the outset.

The surveyor as a data partner

Accurate measurement and technical expertise of what needs to be measured and how, remain the foundation of surveying, but clients now also need surveyors to understand how their information will be used after it has been delivered, how it connects with other datasets and how it can continue to provide value as a project progresses.

This is what the consultant surveyor does. They stay involved from feasibility through to completion. Rather than contributing at a single point in time, they can provide information that is maintained and updated as the project develops, helping project teams maintain confidence in the data they are using.

For clients, this can mean greater consistency and a simpler approach to managing project information. For surveyors, it represents a shift from providing one-off outputs towards becoming a long-term data partner.

Building smarter with connected information

Digitalisation is often discussed in terms of new technology but, for surveying, the more significant change is the way the industry is beginning to think about information. The value of survey data no longer ends when the survey is complete. Its usefulness now depends on how accessible it is and how well it integrates with other information, with the potential to support the project through to completion and beyond.

Digital technologies will continue to evolve, but their effectiveness will always depend on the quality of the information being fed to them which is reliant upon the professional expertise and judgement of the consultant surveyor. For developers and construction companies, accurate and integrated survey data is therefore becoming a critical foundation for managing risk, improving efficiency and making better decisions.

David Lowe, CEO at Survey Solutions, explores how the consultant surveyor is changing
