We are often told that bathrooms and kitchen are what sells a home, but an online study including over 1,000 house hunters in the UK has revealed that buyers spend more time looking at the lounge than any other room<\/h2>\n

According to HouseSimple.com, the study found that in a three-bedroom house, house hunters typically spend 1.5 times longer looking at the lounge \u2013 or living room \u2013 than the kitchen.<\/p>\n

For one-bedroom properties, the lounge is just as important, but the next most attention-worthy room is the bedroom, rather than the kitchen.<\/p>\n

Although not many one-bedroom properties have a dedicated dining room, buyers still spend more time looking at their dining area than the bathroom.<\/p>\n

Perhaps the biggest surprise from the study was that no matter the size of the home, the outside area in a property \u2013 whether that\u2019s a front garden, back garden or patio \u2013 is a generally bigger deal breaker than the bathroom.<\/p>\n

Across all homes, buyers spent the most time on average looking at furniture features such as L-shaped sofas, coffee tables and workspaces.<\/p>\n

Top five selling points in a one-bedroom flat:<\/h3>\n

1. Living room<\/p>\n

2. Bedroom<\/p>\n

3. Outside space<\/p>\n

4. Kitchen<\/p>\n

5. Dining area.<\/p>\n

\u201cWe know that house hunters spend around 20 seconds looking at property<\/a> listings with photographs. It doesn\u2019t sound like much, but it\u2019s better than the two seconds they spend looking at ones without images.<\/p>\n

\u201cListings with professional photographs also sell 50% faster and 39% closer to the asking price than listings without them, so it\u2019s worth the extra time and effort to get them right.\u201d<\/p>\n
