Nearly one in five landlords (18.2%) say they find it \u2018impossible\u2019 to keep up with constant regulation changes, according to a new survey by property marketplace TheHouseshop.com<\/h2>\n

Research by\u00a0TheHouseShop.com<\/a>\u00a0has highlighted the scale of the challenges that landlords face and how they are dealing with the increasingly complex issue of compliance.<\/p>\n

The Housing, Communities and Local Government Committee<\/a> have called for councils to\u00a0hold greater powers toward enforcement related to the private rented sector<\/a>.<\/p>\n

However, the research results show landlords already overwhelmed by the sheer volume and complexity of rules and regulations in the rental market \u2013 with compliance with law and legislation listed as the most challenging aspect of managing a rental property by almost two thirds of landlords (63.4%).<\/p>\n

Overall, almost one in five landlords (18.2%) said they find it \u2018impossible\u2019 to keep up with constant regulation changes \u2013 with a further 30% (29.9%) saying they find it \u2018very difficult\u2019 and another 30% (31.2%) finding it \u2018quite difficult\u2019.<\/p>\n

Many landlords said they didn\u2019t want to hand over 10-15% of their rental income\u00a0to secure a full management service \u2013 also cautious of the fact that the cost of using a letting agent could increase even further when the Tenant Fees Ban<\/a> comes into force.<\/p>\n

Research from ARLA Propertymark<\/a> found that tenant fees form on average one-fifth of letting agents\u2019 revenue and that two thirds of letting agents would recuperate losses from the fees ban by increasing costs for landlords \u2013 leaving landlords wedged between increasingly complex and difficult to manage compliance responsibilities and increasing costs for professional management.<\/p>\n

Nick Marr, co-founder of\u00a0TheHouseShop.com said: \u201cIt\u2019s a really difficult environment that landlords are operating in at the moment. The government have undertaken a range of measures to try and drive up standards in the rental industry, and while this is by no means a bad thing, it does mean that landlords have increasingly complex and wide-ranging responsibilities to deal with.\u201d<\/p>\n
