It is also the base for the Trust\u2019s Community Child and Adolescent Mental Health Services (CAMHS).<\/p>\n<p>The campus-style mental health care hub is arranged over 3Nr detached, irregular shaped on plan buildings, comprising:<\/p>\n<ul>\n<li>2 storeys, 2,985m2 adolescent unit with 2Nr enclosed courtyards, providing 32Nr inpatient ensuite beds, which includes a 12Nr bed general adolescent unit, 12Nr bed eating disorders ward and 8Nr bed psychiatric intensive care unit<\/li>\n<li>2 storeys, 999m2 8Nr ensuite bed perinatal unit, including consultation rooms, providing support for mothers with serious mental health issues before and after having a baby<\/li>\n<li>2 storeys, 1,270m2 education and community centre with an enclosed courtyard, providing classrooms including specialist teaching areas, therapy rooms and clinic.<\/li>\n<\/ul>\n<p>The combined building cost is \u00a32,683\/m2 (3Q 2016). The functional unit rate equates to \u00a3352,469 per bed space.<\/p>\n<h3>Elemental breakdown<\/h3>\n<h4>Substructure, at \u00a3408\/m2 includes:<\/h4>\n<ul>\n<li>RC strip foundations and ground slab.<\/li>\n<\/ul>\n<h4>Superstructure, at \u00a3918\/m2 includes:<\/h4>\n<ul>\n<li>steel framing<\/li>\n<li>concrete on metal sheet upper floors<\/li>\n<li>Kingspan metal clad pitched and flat roofs<\/li>\n<li>combination of facing brick, rendered block, laminate cladding, aluminium and glazed curtain walling<\/li>\n<li>metal stud partitions<\/li>\n<li>timber doors.<\/li>\n<\/ul>\n<h4>Finishes, at \u00a3218\/m2 include:<\/h4>\n<ul>\n<li>plasterboard, skim, tiled and sheet wall finishes<\/li>\n<li>carpet and vinyl sheet floor finishes<\/li>\n<li>plasterboard suspended ceilings.<\/li>\n<\/ul>\n<h4>Fittings and furnishings, at \u00a3127\/m2 include:<\/h4>\n<ul>\n<li>cupboards, worktops, signs and mirrors.<\/li>\n<\/ul>\n<h4>Services, at \u00a31012\/m2 include:<\/h4>\n<ul>\n<li>sanitary ware<\/li>\n<li>gas boiler LTHW heating and air conditioning<\/li>\n<li>passenger lifts<\/li>\n<li>fire, intruder and staff attack alarms, video\/audio door entry systems, disabled refuge, induction loops, CCTV and data.<\/li>\n<\/ul>\n<p>The \u00a3\/m2 figures include preliminaries, at 16% of the remainder of the contract sum excluding contingencies, apportioned by cost.<\/p>\n<p>The project was procured using the NEC3 target cost contract, with a construction period of 156 weeks.<\/p>\n<p>Cost analyses are available as part of the <a href=\"http:\/\/www.rics.org\/uk\/knowledge\/bcis\/online-products\/bcis-online\/\">BCIS Online service<\/a>.<\/p>\n<div class=\"mk-custom-module-container\">\n<\/div>","protected":false},"excerpt":{"rendered":"<p>The BCIS Online featured project for June 2018, submitted by The Department of Health &#038;
