{"id":44091,"date":"2018-08-02T13:00:46","date_gmt":"2018-08-02T12:00:46","guid":{"rendered":"https:\/\/www.pbctoday.co.uk\/news\/?p=44091"},"modified":"2018-08-06T11:05:57","modified_gmt":"2018-08-06T10:05:57","slug":"modular-overheating-resilience","status":"publish","type":"post","link":"https:\/\/www.pbctoday.co.uk\/news\/mmc-news\/modular-overheating-resilience\/44091\/","title":{"rendered":"Offsite experts set the record straight on modular overheating resilience"},"content":{"rendered":"<h2>Buildoffsite, The Offsite Hub and Oxford Brookes University issue a response to clarify the concerns on the overheating resilience of offsite solutions, following some of the evidence presented to the Environmental Audit Committee<\/h2>\n<p>In its latest report \u2018<a href=\"https:\/\/www.pbctoday.co.uk\/news\/modular-construction-news\/end-public-funding-for-modular-homes\/43897\/\">Heatwaves: adapting to climate change<\/a>\u2019 the Environmental Audit Committee raised concerns regarding the resilience of modular homes during heatwaves.<\/p>\n<p>However, <a href=\"https:\/\/www.buildoffsite.com\/\">BuildOffsite<\/a>, the <a href=\"https:\/\/www.offsitehub.co.uk\/home\/\">Offsite Hub<\/a> and<a href=\"https:\/\/www.brookes.ac.uk\/\"> Oxford Brookes University<\/a> offer clarification on the adaptable nature of <a href=\"https:\/\/www.pbctoday.co.uk\/news\/modular-construction-news\/modular-construction-guide\/44042\/\">modular homes<\/a>:<\/p>\n<ul>\n<li>The offsite sector represents a broad spectrum of materials and technologies with both high thermal mass concrete and lower thermal mass, highly energy efficient timber, lightweight steel and hybrid manufactured building technologies.<\/li>\n<li>As with traditional construction; good offsite design gives excellent mitigation of overheating as well as enhanced winter insulation. Poor design for solar gain and a lack of natural ventilation is equally detrimental to traditional and offsite technologies.<\/li>\n<li>The Zero Carbon Hub proposes that solutions to overheating should be considered following the hierarchy<\/li>\n<\/ul>\n<p style=\"padding-left: 30px;\">1.Reduce heat gains<\/p>\n<p style=\"padding-left: 30px;\">2. Optimise passive heat rejection.<\/p>\n<p style=\"padding-left: 30px;\">Only after that should mechanical heat rejection &amp; cooling be considered.<\/p>\n<ul>\n<li>The most important design feature for comfort is effective cross ventilation and the size and location of glazing.<\/li>\n<li>Thermal mass does not feature in the Zero Carbon Hub hierarchy, but has a role to play in smoothing short-term peaks and troughs of temperature. However, in periods of sustained high overnight temperature, as our cities have experienced recently, it is insufficient on its own to prevent overheating.<\/li>\n<li>Modern brick and block housing has reduced useful thermal mass as a result of increased use of lightweight internal blockwork and higher levels of insulation.<\/li>\n<li>Academic research has been carried out to contrast comfort levels in lightweight and traditional housing. Both perform well with good cross ventilation, but a cooler upper floor in lightweight construction is considered an advantage for occupier comfort at night.<\/li>\n<li>This is reinforced by the extensive use of naturally ventilated, lightweight<a href=\"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/the-mass-timber-revolution-is-coming\/43614\/\"> timber homes<\/a> in North America where durability and longevity is also well proven.<\/li>\n<li>Similarly, there is no doubt of the durability of steel structures: robustly detailed modern offsite systems typically have a design life ambition of 100 years or more.<\/li>\n<\/ul>\n<p>There is vast demand for high-quality home building and a need for the complimentary performance and aesthetic of traditional build and a range of offsite technologies.\u00a0 The <a href=\"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/quantifying-the-benefits-of-offsite-construction\/39444\/\">offsite community<\/a> is keen to demonstrate its capability, resilience and user comfort on a level playing field with traditional construction.
