The West Midlands saw a 33% rise in affordable homes completed during the last year, making it nearly three times ahead of the national average increase<\/h2>\n

While the latest Government figures<\/a> are a sign of significant progress, West Midlands Combined Authority (WMCA)<\/a> bosses warned there was much more work\u00a0to do to meet the region\u2019s housing needs<\/a>.<\/p>\n

During\u00a02017\/18\u00a0a total of 1,837 affordable homes were completed in the West Midlands, including 408 social rent<\/a> homes. This was up from 1,383 in\u00a02016\/17.<\/p>\n

There were particularly strong developments in Birmingham<\/a> and Sandwell where the numbers of affordable homes completed more than doubled.<\/p>\n

The 33% rise compared to a UK average of 12%.<\/p>\n

Though encouraging, the construction of affordable and social homes will need to be accelerated dramatically over the next decade as part of the WMCA wider plan to build 215,000 new homes in the West Midlands by\u00a02031.<\/p>\n

That includes the need to treble the number of affordable homes being built each year.<\/p>\n

Mayor of the West Midlands Andy Street said: \u201cOur economic success and new job creation is driving this increase in new housing, particularly affordable housing\u00a0for which there is high demand across the region<\/p>\n

\u201cThese figures show that we are, with our partners, beginning to deliver on that. While these figures are positive, this is only the start.<\/p>\n

\u201cWe have secured significant funding in the second devolution deal and are now accelerating our plans to bring forward sites for the new housing the\u00a0people of the West Midlands need.\u201d<\/p>\n

As part of the Housing Deal agreed with Government in March\u00a02018\u00a0the WMCA was awarded \u00a3350m to help the region achieve that target. Some of\u00a0this funding will be used to prepare brownfield land<\/a>, such as contaminated former factory sites, for housing development.<\/p>\n

Councillor Mike Bird, WMCA portfolio holder for housing and land\/regeneration, said: \u201cWe are intervening in places and unlocking sites where development\u00a0has stalled or cannot get started and working with partners from both the private and public sector to get building underway.<\/p>\n

\u201cThrough this we are also encouraging developers to come forward with good quality design and a diverse mix of housing including properties for rent\u00a0and sale as well as affordable homes, to meet the needs of all our communities.\u201d<\/p>\n

The figures were revealed as WMCA housing and regeneration director Gareth Bradford highlighted the region\u2019s work on housing to an audience of national developers and policy makers at the Savills 8th\u00a0Housing Seminar in London.<\/p>\n

He told delegates that the WMCA is looking to become a global leader in the construction of new modular homes<\/a>.<\/p>\n

The WMCA believes in order to meet its targets there needs to be a move away from traditional building methods towards modern production systems.<\/p>\n
