{"id":51148,"date":"2019-01-17T09:32:57","date_gmt":"2019-01-17T09:32:57","guid":{"rendered":"https:\/\/www.pbctoday.co.uk\/news\/?p=51148"},"modified":"2019-01-17T09:32:57","modified_gmt":"2019-01-17T09:32:57","slug":"renovated-to-modern-standards-with-secondary-glazing","status":"publish","type":"post","link":"https:\/\/www.pbctoday.co.uk\/news\/building-control-news\/renovated-to-modern-standards-with-secondary-glazing\/51148\/","title":{"rendered":"At risk buildings meet modern standards with secondary glazing"},"content":{"rendered":"<h2>Buildings at risk range from those that are virtually on the point of collapse to those that are vacant, but can also be inhabited buildings<\/h2>\n<p>Most are thermally inefficient, draughty, noisy and insecure; all of which can be helped through the addition of secondary glazing<\/p>\n<p>Both <a href=\"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/modern-heritage-places\/45117\/\">heritage bodies<\/a> and conservation professionals recognise that buildings at risk, when renovated, must be <a href=\"https:\/\/www.pbctoday.co.uk\/news\/bim-news\/bim-for-heritage-developing-historic-buildings\/36184\/\">adapted for modern usage<\/a>.<\/p>\n<p>Selectaglaze secondary glazing systems using low emissivity glass can reduce heat loss by more than half and achieve a U-value of around 1.9. With sealed unit glazing this is further reduced, and a figure as low as 0.8 can be achieved.<\/p>\n<p>Bespoke manufacture and high-performance seals ensure the tightest fit, reducing air infiltration and almost eliminating drafts.<\/p>\n<p>Secondary glazing is also an efficient method of reducing background noise, helping create a more relaxed environment. Sound travels through a primary window by a vibration of the glass. Adding secondary glazing forms a cavity, which reduces resonance and provides a second barrier for the noise to travel through.<\/p>\n<p>Selectaglaze secondary glazing creates a second barrier of protection from the inside that can prevent the most determined thief or even protect the occupants from the effects of bomb blast.<\/p>\n<p>Securing the contents of a building is essential; be it physical high value objects, highly sensitive data or the people within.<\/p>\n<p><a href=\"http:\/\/ahfund.org.uk\/casestudies\/2017\/11\/6\/8cj9de7i5gt2jmny5x4suu1glymk1w\">The Old Toll House<\/a>, located on Clopton Bridge in Stratford-upon-Avon, was built over 200 years ago in 1814. Since its closure as a timber yard in 1991, the Toll House has stood empty and subsequently fallen into serious disrepair.<\/p>\n<p><a href=\"https:\/\/stone-edge.co.uk\/\">Historic building contractors Stone-Edge<\/a> took on the project to restore and refurbish the grade I listed Toll House.<\/p>\n<p>The original windows were removed and repaired ready for reinstatement. Even after thorough refurbishment, the performance of the single glazed timber windows was deemed inadequate for modern needs.<\/p>\n<p>Stone-Edge, together with <a href=\"https:\/\/markevansarchitect.co.uk\/\">Mark Evans Architects<\/a>, approached Selectaglaze to deal with the Old Toll House\u2019s requirements. Selectaglaze installed eight units on the ground and first floor.<\/p>\n<p>It was critical that any secondary glazing treatment blended in with the original gothic headed casements.<a href=\"https:\/\/www.pbctoday.co.uk\/news\/stakeholders\/selectaglaze-secondary-window-systems\/49848\/\"> Selectaglaze Series<\/a> 45\u00a0double side hung casement with matching gothic arch was chosen.<\/p>\n<p>Situated within the <a href=\"https:\/\/www.bristol.gov.uk\/documents\/20182\/32819\/26+-+Bower+Ashton.pdf\/72ce745f-cc4b-457c-be5b-214c00cf56c8\">Bower Ashton Conservation Area<\/a> in Bristol is the Lower lodge Gatehouse; a grandiose grade II listed former entrance to Ashton Court Estate, built in 1805.<\/p>\n<p>Over the years, the building was left abandoned and fell into such disrepair that it featured on <a href=\"https:\/\/historicengland.org.uk\/advice\/heritage-at-risk\/search-register\/\">Historic England\u2019s Heritage at Risk Register<\/a>.<\/p>\n<p>Unlike much of our architectural history which is left to ruin, this building has been given a new lease of life. As the Gothic Revival building is grade II listed, original features had to be retained and restored.<\/p>\n<p>Appointed main contractor, Ken Biggs, approached Techniglaze, a partner of <a href=\"https:\/\/www.selectaglaze.co.uk\/about\/selectaglaze-london-uk-secondary-glazing-specialist\">Selectaglaze for over 20 years<\/a>, for assistance with secondary glazing. Eighteen openings were treated, all very irregular in size and shape. The high-performance seals and use of low-E glass in the secondary glazing has improved the thermal performance of the building and created a more comfortable environment.<\/p>\n<p>Like another former building at risk Selectaglaze has worked on, The Lighthouse, Kings Cross, which has now become offices;
