The Modern Methods of Construction (MMC) definition framework has been developed by a specialist sub-group of the MHCLG MMC cross-industry working group<\/h2>\n

At the end of 2017, following a commitment made in the 2017 housing white paper\u00a0Fixing our broken housing market<\/a>, the UK government launched a cross-industry working group.<\/p>\n

The group was tasked with supporting the mortgage finance, insurance and valuation communities in better understanding and supporting the greater use of Modern Methods of Construction<\/a> (MMC) across residential development.<\/p>\n

That working group has been developing various outputs, one of which is a new categorised definition framework for different forms of innovative construction<\/a> methodologies.<\/p>\n

This framework was established by a specialist sub-group led by Mark Farmer of Cast Consultancy, the chair of the wider\u00a0MMC\u00a0working group, supported by representatives of Buildoffsite, Homes England, National Home Building Council (NHBC) and Royal Institute of Chartered Surveyors (RICS).<\/p>\n

The definition framework identifies the following 7\u00a0MMC\u00a0categories:<\/h3>\n

Category 1<\/strong>\u00a0\u2013 Pre-Manufacturing \u2013 3D primary structural systems<\/p>\n

Category 2<\/strong>\u00a0\u2013 Pre-Manufacturing \u2013 2D primary structural systems<\/p>\n

Category 3<\/strong>\u00a0\u2013 Pre-Manufacturing \u2013 Non-systemised structural components<\/p>\n

Category 4<\/strong>\u00a0\u2013 Pre-Manufacturing \u2013 Additive Manufacturing<\/p>\n

Category 5<\/strong>\u00a0\u2013 Pre-Manufacturing \u2013 Non-structural assemblies and sub-assemblies<\/p>\n

Category 6<\/strong>\u00a0\u2013 Traditional building product led to site labour reduction\/productivity improvements<\/p>\n

Category 7<\/strong>\u00a0\u2013 Site process led to labour reduction\/productivity improvements.<\/p>\n

The framework is to regularise and refine the term \u2018MMC\u2019 by defining the broad spectrum of innovative construction techniques being applied in the residential market, both now and in the future.<\/p>\n

The framework also offers the opportunity to create more structured datasets capturing use of\u00a0MMC\u00a0and its performance, so enabling clients, advisors, lenders and investors, warranty providers, building insurers and valuers to all build a common understanding of the different forms of\u00a0MMC use.<\/p>\n

The\u00a0RICS\u00a0will integrate this definition in due course into supporting guidance for its new Home Survey Standard, New Build Valuation Guidance and the next revision of the International Construction Measurement Standard.<\/p>\n
