{"id":61968,"date":"2019-08-21T09:36:54","date_gmt":"2019-08-21T08:36:54","guid":{"rendered":"https:\/\/www.pbctoday.co.uk\/news\/?p=61968"},"modified":"2019-08-28T15:52:34","modified_gmt":"2019-08-28T14:52:34","slug":"project-etopia-modular-eco-home","status":"publish","type":"post","link":"https:\/\/www.pbctoday.co.uk\/news\/mmc-news\/project-etopia-modular-eco-home\/61968\/","title":{"rendered":"Project Etopia completes modular eco home"},"content":{"rendered":"<h2>The first home in London\u2019s only modular commuter village, Etopia Corby, has been completed inside and out, MMC specialist <a href=\"https:\/\/www.projectetopia.com\/\" target=\"_blank\" rel=\"noopener\">Project Etopia<\/a><\/h2>\n<p>The superstructures of the first three-storey townhouses in Corby, Northamptonshire, were completed in just 34 days, and the first house \u2014 the scheme\u2019s showhome \u2014 has now been decorated and furnished.<\/p>\n<p>Etopia Corby is a <a href=\"https:\/\/www.etopiacorby.co.uk\/\" target=\"_blank\" rel=\"noopener\">47-home eco-project<\/a> in Priors Hall Park consisting of 31 houses and 16 apartments. They are all equipped to produce their own energy, coupled with an earth energy bank\/GeoStore system, which stores heat energy while batteries store electricity. This means residents enjoy little or no energy bills.<\/p>\n<p>Etopia Corby has been chosen as one of five Building for 2050 research projects funded by the <a href=\"https:\/\/www.gov.uk\/government\/organisations\/department-for-business-energy-and-industrial-strategy\" target=\"_blank\" rel=\"noopener\">Department for Business, Energy &amp; Industrial Strategy<\/a> and is a model of how villages of the future can be developed quicker and more affordably.<\/p>\n<p>Corby is at the centre of an ambitious project to double the population from 50,000 to 100,000 by the early 2030s. It is already popular with young workers commuting to London, which is as little as an hour and ten minutes away by train.<\/p>\n<p>The commuter credentials of Priors Hall Park, where the homes will be built, have also been boosted by a high-profile publicity campaign featuring Stephen Fry, which dubbed the area \u2018North Londonshire\u2019. A typical three-bed Etopia house in Corby will go on the market for between \u00a3295,000 and \u00a3350,000.<\/p>\n<p>Project Etopia homes are designed to deliver performance similar to the \u2018Passivhaus\u2019 energy efficiency standard to complement their eco-friendly technology. The developer uses a panelised build system, which means wall panels are produced in a factory and delivered to site for assembly.<\/p>\n<p>This reduces construction time, lowering the cost to homebuyers. The panels have a thermal efficiency U-value of 0.13, which is superior to the 0.16 U-value for a typical well-insulated wall in a new build brick property. Most importantly, the panels\u2019 airtightness is markedly more effective at maintaining heat within the home than traditional build solutions.<\/p>\n<p>The scheme embraces the <a href=\"http:\/\/www.electriccorby.co.uk\/projects\/chess-setup\/\" target=\"_blank\" rel=\"noopener\">CHESS SETUP<\/a> (Combined Heat Supply System by using Solar Energy and Heat Pumps). This is a Horizon 2020 programme which aims to implement a reliable and efficient heating system that can supply buildings via renewable energy sources.<\/p>\n<p>The Corby project is the only UK location working with the CHESS SETUP. The technology reduces emissions by using hybrid solar panels to generate heat that can then be stored and used by the ground source heat pump for hot water and heating. The energy earth bank\/GeoStore system stores heat energy while batteries store electricity.<\/p>\n<p>The system has been optimised to meet the specific demands of the Corby site, and the installation monitors key data such as available heat energy, weather forecasts and electricity prices to optimise the energy flows within the systems. It is also connected to an independent electric grid owned by utility network provider GTC and the energy produced on-site can be diverted to the grid if necessary, ensuring nothing goes to waste.<\/p>\n<p>Homeowners have access to a smart control tool which can be optimised to take into account electricity prices and the users\u2019 requirements.<\/p>\n<p>Community interest company Electric Corby first devised plans for energy self-sufficient homes at Priors Hall Park in 2013, and gained planning permission in 2016. Project Etopia bought the site in 2018 after the project stalled and the company broke ground in December last year.<\/p>\n<p>Joseph Daniels, CEO of Project Etopia, commented:\u00a0\u201cOpening the doors to the completed house for the first time was an exciting moment for the whole team. It\u2019s the realisation of months of hard work.<\/p>\n<p>\u201cWhen prospective buyers visit, we expect they will be surprised to learn these homes are all modular. There are no obvious giveaways and they look just like any other modern, spacious property, with a lot of natural light and outside space.
