{"id":77259,"date":"2020-06-05T12:57:35","date_gmt":"2020-06-05T11:57:35","guid":{"rendered":"https:\/\/www.pbctoday.co.uk\/news\/?p=77259"},"modified":"2020-06-05T12:57:35","modified_gmt":"2020-06-05T11:57:35","slug":"high-rise-block-safety","status":"publish","type":"post","link":"https:\/\/www.pbctoday.co.uk\/news\/building-control-news\/high-rise-block-safety\/77259\/","title":{"rendered":"Industry bodies welcome new safety policies for high-rise blocks"},"content":{"rendered":"<h2>The <a href=\"https:\/\/www.ciob.org\/\" target=\"_blank\" rel=\"noopener noreferrer\">Chartered Institute of Building<\/a> (CIOB), the <a href=\"https:\/\/www.rics.org\/uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">Royal Institution of Chartered Surveyors<\/a> (RICS) and the <a href=\"https:\/\/www.architecture.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Royal Institute of British Architects<\/a> (RIBA) have welcomed Government measures which ensures more high-rise blocks will be fitted with sprinkler systems and safety signs<\/h2>\n<p>The three bodies have been calling for a change in government policy on high-rise blocks for over a year.<\/p>\n<p>In March 2019, CIOB, RICS and RIBA issued a\u00a0<a href=\"https:\/\/74n5c4m7.r.eu-west-1.awstrack.me\/L0\/https:%2F%2Fwww.ciob.org%2Fmedia-centre%2Fnews%2Friba-rics-and-ciob-call-government-revise-sprinkler-requirements%23:~:text=The%2520Royal%2520Institute%2520of%2520British,residential%2520buildings%252C%2520hotels%252C%2520hospitals%252C\/1\/0102017284373632-13f022d9-20d7-4435-a54f-9c24a620b655-000000\/5P-We3ZLp6l4KNuoWaXah52yCSA=165\" target=\"_blank\" rel=\"noopener noreferrer\">joint statement<\/a>\u00a0calling on the government to require the installation of sprinklers in all new and converted residential buildings, hotels, hospitals, student accommodation, schools and care home buildings of 11m in height or above.<\/p>\n<p>They also provided evidence to Government&#8217;s consultation on changes to the statutory guidance on <a href=\"https:\/\/www.pbctoday.co.uk\/news\/building-control-news\/building-safety-fund\/76682\/\" target=\"_blank\" rel=\"noopener noreferrer\">building safety regulations<\/a>.<\/p>\n<p>The response to the consultation proposes lowering the height threshold for sprinklers in new high-rise blocks of flats and introduces new guidance on wayfinding signage and evacuation alert systems. These amendments reduce the height threshold for sprinklers in blocks of flats from 30 metres to 11 metres, and introduce new guidance on consistent wayfinding signage in blocks of flats over 11 metres to assist firefighters.<\/p>\n<p>The government has noted that the evidence submitted by CIOB, RICS, RIBA and others clearly demonstrated &#8220;the benefits to life, safety and in reducing the degree of damage by <a href=\"https:\/\/www.pbctoday.co.uk\/news\/health-safety-news\/retrofit-fire-sprinkler-systems-in-social-housing\/35533\/\" target=\"_blank\" rel=\"noopener noreferrer\">installing sprinklers<\/a> in blocks of flats&#8221;.<\/p>\n<h3>\u2018The clarity that is needed\u2019<\/h3>\n<p>Eddie Tuttle, director of policy, research &amp; public affairs at the CIOB, commented: \u201cIt is a very welcome move by the government to lower the height threshold for the installation of sprinklers.<\/p>\n<p>\u201cThe CIOB and our sister professional bodies have long believed it is a necessary change and will go a long way to improving the <a href=\"https:\/\/www.pbctoday.co.uk\/news\/building-control-news\/building-regulations-fire\/75097\/\" target=\"_blank\" rel=\"noopener noreferrer\">fire safety of buildings<\/a> in the UK.<\/p>\n<p>\u201cThis measure will finally provide the clarity that is needed, not just within our industry, but also for the public and the fire service.\u201d<\/p>\n<p>Gary Strong, director of global building standards at RICS, said: \u201cRICS alongside other bodies have worked hard to make the case for the installation of sprinklers, and have been pressing for this change for years.<\/p>\n<p>\u201cWhilst we would have liked the policy to go further to make it mandatory rather than just guidance within ADB, we welcome this first step.<\/p>\n<p>\u201cSprinklers save lives and no one in the UK should live in high rise or medium rise buildings without this protection, we urge the government to now address the thousands of existing buildings that are not covered by this ruling.
