{"id":77963,"date":"2020-06-22T08:58:11","date_gmt":"2020-06-22T07:58:11","guid":{"rendered":"https:\/\/www.pbctoday.co.uk\/news\/?p=77963"},"modified":"2020-06-22T08:58:11","modified_gmt":"2020-06-22T07:58:11","slug":"affordable-homes-key-workers","status":"publish","type":"post","link":"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/affordable-homes-key-workers\/77963\/","title":{"rendered":"100,000 affordable homes a year needed for key workers, urges report"},"content":{"rendered":"<h2>100,000 new affordable homes are needed each year to provide housing fit for key workers who have fought Covid-19 on the frontline, according to a new report by the <a href=\"https:\/\/www.local.gov.uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">Local Government Association<\/a> (LGA)<\/h2>\n<p>A post-Covid \u2018building boom\u2019 of 100,000 affordable homes a year is needed to provide housing fit for social care, health and other <a href=\"https:\/\/www.pbctoday.co.uk\/news\/modular-construction-news\/homes-for-heroes-modular\/76066\/\" target=\"_blank\" rel=\"noopener noreferrer\">key workers<\/a> and the families of those who lost their lives, according to the new report.<\/p>\n<p>The LGA says councils must be given the powers to build thousands more council homes, where they are locally needed and lead the national recovery from the virus.<\/p>\n<p>Not only will this boost the supply of affordable housing, it will also enable the country to get building again following a downturn in construction as a result of many housebuilders closing their sites.<\/p>\n<p>In a new report,\u00a0\u2018<a href=\"https:\/\/www.local.gov.uk\/delivery-council-housing-stimulus-package-post-pandemic\" target=\"_blank\" rel=\"noopener noreferrer\">Delivery of Council Housing \u2013 Developing a Stimulus Package Post-Pandemic<\/a>\u2019<em>,\u00a0<\/em>the LGA sets out a range of key issues and recommendations to government to deliver a new major building programme of social homes.<\/p>\n<h3>The report recommends:<\/h3>\n<ul>\n<li>Government should expand council housing delivery by bringing forward and increasing the \u00a312bn extension of the Affordable Homes Programme announced in <a href=\"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/budget-2020\/73112\/\" target=\"_blank\" rel=\"noopener noreferrer\">the Budget<\/a> earlier this year, with an increased focus on homes for social rent.<\/li>\n<li>Right to Buy should be reformed with councils able to retain 100% of receipts from the sale of homes under the scheme, the deadline to spend the money from sales should be extended to at least five years, and councils need the power to set the size of discounts locally.<\/li>\n<li>To increase the capacity of the building industry, which will have suffered following coronavirus, a skills and jobs strategy is needed to meet the needs of accelerating a social housing building programme.<\/li>\n<\/ul>\n<p>The LGA said delivering 100,000 new social homes each year would also bring significant benefits to the national economy.<\/p>\n<h3>A \u2018new generation\u2019 of social housing<\/h3>\n<p>Research for the LGA and partners has found that investment in a new generation of <a href=\"https:\/\/www.pbctoday.co.uk\/news\/modular-construction-news\/modular-homes-social-housing\/73300\/\" target=\"_blank\" rel=\"noopener noreferrer\">social housing<\/a> could return \u00a3320bn to the nation over 50 years.
