It enjoys panoramic views west across the bay.<\/p>\n<p>The name \u2013 chosen by the community \u2013 is fitting. In Viking times, the anchorage where Stromness now stands was called Hamnavoe, meaning \u201cpeaceful\u201d or \u201csafe harbour\u201d.<\/p>\n<p>This project was procured by <a href=\"https:\/\/www.orkney.gov.uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">Orkney Islands Council<\/a> to replace the aging St Peter\u2019s House facility with a new modern home to provide high dependency care.<\/p>\n<h3>Design<\/h3>\n<p>Hamnavoe is designed to look like a cluster of new, single-storey houses, all of which take full advantage of panoramic views looking towards Stromness. The design also meets the University of Stirling\u2019s <a href=\"https:\/\/dementia.stir.ac.uk\/design\" target=\"_blank\" rel=\"noopener noreferrer\">Designing for Dementia standards<\/a>.<\/p>\n<p>The building, extending to 2,900 sq m, is open in design, giving residents freedom to move around easily. There are no hazards, and stairs and thresholds are low profile for ease of access everywhere. Large windows reveal stunning westward views over Stromness bay and harbour.<\/p>\n<p>The main contractor for the construction of Hamnavoe House was <a href=\"https:\/\/www.orkneybuilders.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Orkney Builders<\/a> (Construction). Initially, <a href=\"https:\/\/www.pbctoday.co.uk\/news\/modular-construction-news\/timber-frame-housing-crisis\/56306\/\" target=\"_blank\" rel=\"noopener noreferrer\">timber frame manufacturer<\/a> Scotframe was contracted to supply its Val-U-Therm PLUS wall panels to provide maximum thermal performance. Both organisations have worked together on projects for over 20 years, thus a great deal of trust and mutual respect has been established.<\/p>\n<p>In this instance, the timber frame manufacturers\u2019 contribution ended up being so much more.<\/p>\n<h3>The story of the roof<\/h3>\n<p>When the original specification for the new care home was supplied to Scotframe, the team priced the job \u201cas stated\u201d. This included Scotframe\u2019s proprietary <a href=\"https:\/\/www.scotframe.co.uk\/val-u-therm-plus\/\" target=\"_blank\" rel=\"noopener noreferrer\">Val-U-Therm PLUS<\/a> wall panels and a standard trussed roof.<img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-84624 alignright\" src=\"https:\/\/www.pbctoday.co.uk\/news\/wp-content\/uploads\/2020\/10\/Timber-frame-manufacturer-1-253x300.jpg\" alt=\"Timber frame manufacturer\" width=\"253\" height=\"300\" srcset=\"https:\/\/www.pbctoday.co.uk\/news\/wp-content\/uploads\/2020\/10\/Timber-frame-manufacturer-1-253x300.jpg 253w, https:\/\/www.pbctoday.co.uk\/news\/wp-content\/uploads\/2020\/10\/Timber-frame-manufacturer-1-354x420.jpg 354w, https:\/\/www.pbctoday.co.uk\/news\/wp-content\/uploads\/2020\/10\/Timber-frame-manufacturer-1-610x724.jpg 610w, https:\/\/www.pbctoday.co.uk\/news\/wp-content\/uploads\/2020\/10\/Timber-frame-manufacturer-1.jpg 693w\" sizes=\"auto, (max-width: 253px) 100vw, 253px\" \/><\/p>\n<p>Two different layers of rigid insulation board were requested, one cut and fitted between the truss top chords, and a second continuous layer above the rafters, on top of the trusses. The intricacy of the proposed construction method and its heavy reliance on site workmanship were increased by requirements for an M&amp;E access walkway within the truss space for future maintenance of the sprinkler system and other M&amp;E services.<\/p>\n<p>From an early stage, the Scotframe team could see significant site challenges with the original roof design in terms of its buildability, likely thermal performance and whether the construction timescales were realistic, given the site complexities for all the subcontractors involved in the project.<\/p>\n<p>Scotframe\u2019s appointed project manager, James Smith, began to flesh out an alternative structural and thermal approach, using Scotframe\u2019s Val-U-Therm PLUS roof panel system.<\/p>\n<p>As James explains: \u201cIt was a considerable design challenge because any changes made to the kit specification had a knock-on impact on other components of this complex structure.<\/p>\n<p>\u201cWe had to bear in mind that a sprinkler system, complete with heavy tanks, was to be located within the roof truss space, which required additional load bearing support.<\/p>\n<p>\u201cHowever, the Scotframe team was confident that a more efficient solution could be achieved which delivered both the thermal performance which Orkney Islands Council \u2013 rightly \u2013 insisted on, coupled with the increased buildability which Orkney Builders desired.<\/p>\n<p>\u201cWe got everyone round the same table for a constructive discussion to problem-solve the structural detailing.
