TfL<\/a> and Barratt London<\/a> have been given the green light to deliver 454 new homes in Wembley, next to Wembley Park London Underground station<\/h2>\n

The plans for new homes in Wembley include a new flexible retail unit, public realm enhancements and new operational space for TfL.<\/p>\n

Brent Council<\/a> has given the go-ahead to bring forward the new development by Wembley Park<\/a> London Underground station.<\/p>\n

The proposals will deliver 454 new homes in Wembley, including 40% affordable housing.<\/p>\n

The scheme, which covers a 1.6-acre site, has been designed by TateHindle architects<\/a> and will be delivered across five buildings.<\/p>\n

The new homes will be a mixture of studio, one, two and three-bedroom properties.<\/p>\n

The affordable homes will be offered as a combination of intermediate housing, such as shared ownership<\/a>, and London Affordable Rent.<\/p>\n

A sustainable focus<\/h3>\n

The development also has a focus on sustainability \u2013 environmental, economic and social benefits \u2013 incorporated throughout.<\/p>\n

With green and biodiverse roofs<\/a>, the planting of new trees and hedges, as well as wildlife-friendly landscaping such as bird boxes and bee bricks included as part of the scheme, the designs aim to positively enhance the local environment.<\/p>\n

The development will also use renewable forms of energy through solar panels and air source heat pumps.<\/p>\n

The homes have been designed to encourage reduced energy usage \u201370%\u00a0of the homes are dual aspect and the remainder have been designed to ensure that they are not north facing.<\/p>\n

Delivering hundreds of new homes<\/h3>\n

Emma Hatch, senior property development manager at TfL, said:\u00a0\u201cWe are thrilled to get the go-ahead for our development at Wembley, which will deliver hundreds of new homes as well as a new retail opportunity and improvements for the local community.<\/p>\n

\u201cThis is the second project with Barratt London and builds on our track record for delivering much-needed new homes in the capital.<\/p>\n

\u201cOur first homes at Blackhorse View in Waltham Forest<\/a> started selling earlier this year, showing our developments have been designed thoughtfully with both the community and residents in mind.\u201d<\/p>\n

Jim Wood, London Operations Managing Director at Barratt London, added:\u00a0\u201cWe are delighted with the London Borough of Brent’s decision to provide resolution to grant planning permission for Wembley Park.<\/p>\n

\u201cThis is an exciting project for us and we are particularly pleased to be able to deliver such a high percentage of much needed affordable homes for the borough, alongside retail and train crew accommodation.<\/p>\n

\u201cIt is a great privilege to be delivering this development in partnership with Transport for London, and we are looking forward to starting work onsite for the project in 2021.\u201d<\/p>\n
