{"id":90240,"date":"2021-03-12T09:03:00","date_gmt":"2021-03-12T09:03:00","guid":{"rendered":"https:\/\/www.pbctoday.co.uk\/news\/?p=90240"},"modified":"2021-03-12T09:03:00","modified_gmt":"2021-03-12T09:03:00","slug":"the-future-works","status":"publish","type":"post","link":"https:\/\/www.pbctoday.co.uk\/news\/energy-news\/the-future-works\/90240\/","title":{"rendered":"Green light for zero carbon offices in Slough"},"content":{"rendered":"<h2><a href=\"https:\/\/ashbycapital.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">AshbyCapital<\/a> and <a href=\"https:\/\/www.uandiplc.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">U+I<\/a> have gained planning permission for No 1 and No 3 The Future Works, a 260,000 sq ft commercial quarter in the heart of Slough adjacent to the Crossrail station<\/h2>\n<p>No 1 and No 3 The Future Works continue AshbyCapital and U+I\u2019s collaboration in Slough, which has already seen No 2 The Future Works brought to completion.<\/p>\n<p>Located either side of the existing building and completing the office campus, No 1 The Future Works will offer 170,000 sq ft of office and retail space across 12-storeys with roof terraces throughout the building, while No 3 The Future Works comprises 92,000 sq ft of <a href=\"https:\/\/www.pbctoday.co.uk\/news\/energy-news\/a-greener-future-for-the-post-covid-19-office-space\/76919\/\" target=\"_blank\" rel=\"noopener noreferrer\">office space<\/a> including a large communal roof terrace.<\/p>\n<h3>Building design<\/h3>\n<p>At The Future Works, AshbyCapital and U+I aim to deliver two of the most sustainable and technologically advanced buildings within the Thames Valley, targeting net-zero carbon emissions, including an ambitious reduction in <a href=\"https:\/\/www.pbctoday.co.uk\/news\/energy-news\/embodied-carbon-difficult\/66692\/\" target=\"_blank\" rel=\"noopener noreferrer\">embodied carbon<\/a>, and a BREEAM rating of \u2018Excellent\u2019 for the office floorspace.<\/p>\n<p>The all-electric development will be compatible with future 5th Generation district energy networks and through a range of environmental measures, including integrated PV panels, a high-performance fa\u00e7ade and solar control, electric vehicle charging, rainwater harvesting, and site-wide heat reclaim, will exceed a 40% reduction in annual carbon emissions in comparison to an identically-sized average building from the 2000s.<\/p>\n<p>Wellness and technology lie at the heart of the new development, which is designed to be WELL \u2018Ready\u2019 and is targeting a WiredScore Platinum rating for connectivity and digital infrastructure. Amenities include multiple roof terraces offering Wi-Fi connectivity, on-site gym facilities, bicycle parking and generous changing facilities, while <a href=\"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/biophilic-design\/86114\/\" target=\"_blank\" rel=\"noopener noreferrer\">biophilic design<\/a> will improve the connection between occupants and the natural environment.<\/p>\n<p>The designs also include a significantly improved public realm for this new commercial quarter.<\/p>\n<p>The design was completed by Sheppard Robson, with Lichfields advising on the planning.<\/p>\n<h3>\u2018Innovative, future-proofed office buildings\u2019<\/h3>\n<p>Peter Ferrari, chief executive of AshbyCapital, said: \u201cWith one building completed to an exceptional standard, part let, and with strong interest in the remaining space, we\u2019re excited to get the next phase of this major regeneration project underway.<\/p>\n<p>\u201cCovid-19 has accelerated some trends we were already seeing in the office market: increased flexibility, more widespread use of technology, and a greater focus on collaboration, wellness and community.<\/p>\n<p>\u201cNo 1 and No 3 The Future Works will be best-in-class examples of innovative, future-proofed office buildings that facilitate collaboration and prioritise the <a href=\"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/green-building-sustainability\/72679\/\" target=\"_blank\" rel=\"noopener noreferrer\">health and wellbeing<\/a> of their occupants; perfectly suiting the evolving demands of occupiers.<\/p>\n<p>\u201cAs interest grows in high-quality, well-connected workspaces outside of major city centres, the new phases of The Future Works are ideally placed to capitalise on this demand.\u201d<\/p>\n<p>Paul Patenall, project director at U+I, added: \u201cSlough already has the highest concentration of global headquarters outside London and multiple titles for being a great place to live and work.
