noreferrer\">Manchester City Council<\/a> for new social housing in Newton Heath, bringing a long-term brownfield site back into use<\/h2>\n<p>The <a href=\"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/building-materials-social-housing\/92302\/\" target=\"_blank\" rel=\"noopener noreferrer\">social housing<\/a> development is being part-funded through the <a href=\"https:\/\/www.local.gov.uk\/fund-details#:~:text=Brownfield%20Land%20Release%20Fund,committed%20to%20supporting%20housing%20development.&amp;text=It%20targets%20small%20sites%20where,owned%20land%20for%20housing%20delivery.\" target=\"_blank\" rel=\"noopener noreferrer\">government\u2019s Brownfield Land Fund<\/a>, which will help deliver 522 new homes on disused land across the city over the next five years.<\/p>\n<p>The properties will include 36 one-bedroom apartments; 12 two-bedroom apartments; 17 two storey, three-bedroom houses; and 4 three storey, four-bedroom houses \u2013 and 16 of the apartments will be available to people over the age of 55.<\/p>\n<p>Off-road parking will be included as part of the development, including private driveways for the houses.<\/p>\n<p>The houses will have generous gardens and solar panels, while the apartments will feature living green roofs as part of the project\u2019s low carbon commitment.<\/p>\n<p>This will also include the use of ground source <a href=\"https:\/\/www.pbctoday.co.uk\/news\/energy-news\/net-zero-commercial-heating\/87912\/\" target=\"_blank\" rel=\"noopener noreferrer\">heat pumps<\/a>, electric vehicle charging points, and <a href=\"https:\/\/www.pbctoday.co.uk\/news\/building-control-news\/ventilation-cuts-covid-risk\/93214\/\" target=\"_blank\" rel=\"noopener noreferrer\">mechanical ventilation<\/a> with heat recovery to keep utility costs down for residents.<\/p>\n<p>The City Council has committed to supporting the delivery of at least 6,400 <a href=\"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/500-homes-brownfield-housing-fund\/91150\/\" target=\"_blank\" rel=\"noopener noreferrer\">affordable homes for Manchester<\/a> people between 2015 and 2025.<\/p>\n<p>This is at least 20% of the total pipeline of 32,000 homes expected to be built during this period \u2013 and the Council is on track to exceed the affordable homes target up to 2025.<\/p>\n<p>The homes will be constructed by <a href=\"https:\/\/rowlinsonconstruction.co.uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">Rowlinson<\/a> with a design informed by the history of Newton Heath, celebrating the brickwork that characterises the local area.<\/p>\n<p>The homes will be managed by <a href=\"https:\/\/www.northwardshousing.co.uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">Northwards Housing<\/a>.<\/p>\n<h3>&#8216;Green principles and technology at its heart&#8217;<\/h3>\n<p>Gavin White, Manchester City Council\u2019s executive member for housing and employment, said: \u201cWe have made a clear commitment to delivering affordable homes in the communities that need them and this project is a great example.<\/p>\n<p>\u201cAt a time when it remains incredibly difficult for Councils to direct build new housing, this development is not only increasing the number of social homes available to local people while bringing brownfield land back into use, but also providing housing options for older people.<\/p>\n<p>\u201cWe know these homes will be incredibly welcome in the community and I
