Developer Southern Grove<\/a> has been given the green light for plans to deliver a \u00a340m sustainable office development in north Shoreditch, London<\/h2>\n

The Tiller Building, in Orsman Rd, will consist of 40,000 sq ft of office space, replacing two derelict buildings.<\/p>\n

North Shoreditch is seeing booming demand for office space<\/a>, as high rents in central Shoreditch, to the south, push companies towards the tranquillity of the canal \u2014 a trend known as \u2018Shoreditch sprawl\u2019.<\/p>\n

The office development has gone through a number of design changes intended to make the most of the views available of the waterway and towards the city, following feedback from the London Borough of Hackney<\/a>, Canal River Trust<\/a> and local residents.<\/p>\n

Outside space has been provided on every floor of the building\u2019s six storeys.<\/p>\n

A cafe will be situated at the entrance to the building, 10% of its floor area will be allocated to \u2018affordable\u2019 office space and the scheme will provide 106 cycle spaces on site.<\/p>\n

\u2018An oasis for workers\u2019<\/h3>\n

Tom Slingsby, chief executive of Southern Grove, said: \u201cDesign is always important to us but there\u2019s a careful balancing act to accomplish when placing significant developments so close to areas of natural beauty.<\/p>\n

\u201cWhat The Tiller Building offers is an oasis where workers can enter the building in central London but emerge at the rear with a feeling that they\u2019ve been transported to another place, well out of the city and surrounded by water and greenery.<\/p>\n

\u201cViews like this are highly prized in London and the building really takes advantage of its location. It\u2019s this beauty which is pulling companies away from central Shoreditch north towards the canal-side avenues, as they seek better value. This \u2018Shoreditch Sprawl\u2019 will continue now for years.\u201d<\/p>\n
