{"id":96197,"date":"2021-07-14T15:23:15","date_gmt":"2021-07-14T14:23:15","guid":{"rendered":"https:\/\/www.pbctoday.co.uk\/news\/?p=96197"},"modified":"2021-07-14T15:23:15","modified_gmt":"2021-07-14T14:23:15","slug":"eco-friendly-homes-kent-approved","status":"publish","type":"post","link":"https:\/\/www.pbctoday.co.uk\/news\/mmc-news\/eco-friendly-homes-kent-approved\/96197\/","title":{"rendered":"Green light for eco-friendly modular homes in Kent"},"content":{"rendered":"<h2>Plans by <a href=\"https:\/\/www.projectetopia.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Etopia Homes<\/a> to deliver 50 eco-friendly homes on a site in Eastry, Kent, have been approved by <a href=\"https:\/\/www.dover.gov.uk\/Home.aspx\" target=\"_blank\" rel=\"noopener noreferrer\">Dover District Council<\/a><\/h2>\n<p>Called Greensands, the 6.35-acre development will be one of the UK\u2019s most energy-efficient, helping Dover District Council, who declared <a href=\"https:\/\/www.pbctoday.co.uk\/news\/bim-news\/carbon-emissions\/76540\/\" target=\"_blank\" rel=\"noopener noreferrer\">a climate emergency<\/a> in January 2020, to meet carbon reduction targets while <a href=\"https:\/\/www.pbctoday.co.uk\/news\/mmc-news\/zero-carbon-housing\/91644\/\" target=\"_blank\" rel=\"noopener noreferrer\">delivering needed housing<\/a>.<\/p>\n<p>The scheme, which will sit on Gore Lane, is set to deliver 35 private sale homes and 15 affordable homes, comprising a mix of two, three and four-bedrooms.<\/p>\n<p>All of the homes being delivered will achieve an Energy Performance Certificate Rating (EPC) rating well above the highest category of \u2018A\u2019. In the UK, only 1% of new builds are \u2018A\u2019 rated, while the average rating is \u2018D\u2019.<\/p>\n<h3>Key features include:<\/h3>\n<ul>\n<li>Integrated low-carbon technologies \u2013 such as <a href=\"https:\/\/www.pbctoday.co.uk\/news\/energy-news\/net-zero-commercial-heating\/87912\/\" target=\"_blank\" rel=\"noopener noreferrer\">air source heat pumps<\/a> and solar panels \u2013 which provide clean and cheap energy for residents.<\/li>\n<li>Mechanical Ventilation with Heat Recovery (MHVR) system that is fitted with a filter that can remove 80-90% of certain allergens, as well as pollution. The technology enables <a href=\"https:\/\/www.pbctoday.co.uk\/news\/mmc-news\/etopia-samsung-partnership\/77816\/\" target=\"_blank\" rel=\"noopener noreferrer\">Etopia to build homes<\/a> in any location, such as along a busy city centre A road, while ensuring that residents will not be affected by higher local pollution levels.<\/li>\n<li>As an addition, sensor technology helps optimise a home\u2019s energy use and regulate humidity levels. For example, if more people are in a home than usual, and therefore creating more heat and humidity, the technology will alert the homeowner enabling them to adjust the settings to ensure that energy is not being wasted.<\/li>\n<\/ul>\n<h3>Sustainable building methods<\/h3>\n<p>Etopia Homes, one of five companies that sits within the Reuben Brothers-backed Etopia Group, achieve this by using low-carbon technologies, sustainable building methods and materials, and smart devices that collect real-time data on a home\u2019s energy performance.<\/p>\n<p>Before arriving on site, the homes will be manufactured at Etopia Homes\u2019 Cheshire factory, which is capable of delivering 2,000 factory-built homes a year using the company\u2019s \u2018hyper <a href=\"https:\/\/www.pbctoday.co.uk\/news\/mmc-news\/structural-insulated-panels-2\/83981\/\" target=\"_blank\" rel=\"noopener noreferrer\">structurally insulated\u2019 panelised system<\/a>.<\/p>\n<p>Etopia Homes will be acting as a \u2018turnkey\u2019 developer \u2013 by which it has secured the land and gained planning and will now go on to develop the site and install the pre-manufactured homes.
