Council<\/a> has resolved to grant planning permission for <a href=\"https:\/\/www.godwingroup.co.uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">Godwin Development<\/a>\u2019s plans for the Bendigo Building, a 692-bed student living scheme<\/h2>\n<p>Plans for the redevelopment of the former Royal Mail sorting office into a 692-bed student living development took a step forward.<\/p>\n<p>The decision was made subject to clarification of further design details.<\/p>\n<p>The scheme will see the currently disused property \u2013 which has been vacant for nearly 20 years \u2013 \u00a0demolished and replaced with 692-bed purpose build <a href=\"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/island-quarter-student-scheme\/92866\/\" target=\"_blank\" rel=\"noopener noreferrer\">student accommodation<\/a> (PBSA).<\/p>\n<p>The project will consist of a mix of modern studio apartments, four, five and six-bedroom clusters and accessible studio rooms.<\/p>\n<p>The Bendigo Building will also incorporate a range of indoor amenities such as two receptions, a residents lounge, gym, study and games rooms, as well as a fully landscaped courtyard garden with outdoor seating, recreational and outdoor exercise equipment, 6 car parking, and 312 cycle storage spaces.<\/p>\n<p>Two commercial units, located on the ground floor, will also provide an additional amenity for residents and the neighbouring community.<\/p>\n<h3>\u2018Creating a thriving student hub\u2019<\/h3>\n<p>Matt Chandler, development director at Godwin Developments, said: \u201cWe are delighted to have received the resolution to grant planning approval from Nottingham City Council for our proposals, which will transform this eye-sore of a building into a thriving student hub.<\/p>\n<p>\u201cWith <a href=\"https:\/\/westbridgfordwire.com\/nottingham-needs-7000-more-student-apartments\/\" target=\"_blank\" rel=\"noopener noreferrer\">unmet demand of over 7,000 student beds in the city<\/a> and the number of undergraduates rising as both universities continue their expansion plans, there is a clear requirement for more dedicated student spaces where young people can live, study, and socialise together.<\/p>\n<p>\u201cOur plans will not only cater to this demand but also support the council\u2019s ambitions to keep the city centre vibrant, house students better, and protect further traditional family housing from being converted for student occupation.\u201d<\/p>\n<p>Chandler added: \u201cThe Bendigo Building will also bring a substantial amount of investment, attracting \u00a3234m of economic activity to Nottingham and the region in the form of construction, employment and discretional spend.<\/p>\n<p>\u201cOther community benefits will include a large contribution towards open spaces as well as employment and training, improvement of public realm and safety.<\/p>\n<p>\u201cWe would like to thank Nottingham City Council\u2019s planning team for their support of the scheme, as well as our partners \u2013 architects <a href=\"http:\/\/www.rg-p.co.uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">RG+P<\/a>, planning consultants <a href=\"http:\/\/www.panddg.co.uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">P&amp;DG<\/a> and engineering business <a href=\"http:\/\/www.hspconsulting.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">HSP Consulting<\/a> \u2013 for their work to-date.\u201d<\/p>\n<p>The student living scheme contains features, such as <a href=\"https:\/\/www.pbctoday.co.uk\/news\/energy-news\/net-zero-commercial-heating\/87912\/\" target=\"_blank\" rel=\"noopener noreferrer\">air source heat pumps<\/a>, photovoltaic (PV) roof panels and an energy efficient building fabric.<\/p>\n<p>Once underway the Bendigo Building will create around 300 jobs during the construction phase \u2013 and 40 full-time positions when fully operational.<\/p>\n<h3>\u2018A major higher education destination\u2019<\/h3>\n<p>James Mulcare, head of residential capital markets at Godwin Developments, added: \u201cIn recent years, Nottingham has cemented itself into a major higher education destination.<\/p>\n<p>\u201cThe city attracts nearly 80% of its full-time students from the UK, making it resilient to fluctuations in international student demand.<\/p>\n<p>\u201cAs vaccination rates across the country continue to rise and young people seek to return to face-to-face learning and socialising, the need for purpose-built student accommodation will continue to grow \u2013 and with it a strong interest from investors across the globe.<\/p>\n<p>\u201cWe are confident that the Bendigo Building with its prominent location and high amenities provision will be popular with young people and will deliver attractive long-term returns to investors seeking to capitalise on the strong local PBSA market.\u201d<\/p>\n<div
