Hopkins Architects to transform Mayfair’s forgotten backstreets

The South Molton Triangle is a new redevelopment proposal by Grosvenor Britain and Ireland to transform a prime, but underutilised, Mayfair area into a high-end retail, office and leisure community

The scheme, which involves the adaptable re-use of existing listed buildings and includes two new office buildings carefully set behind existing and new facades, has been designed by Hopkins Architects with Donald Insall Associates providing conservation and heritage advice.

The site is bounded by Davies Street, Brook Street and South Molton Street and covers 2 acres within the Mayfair Conservation Area and is part of the Grosvenor Estate.

The South Molton Triangle is positioned in close proximity to Oxford Street and Bond Street and acts as a gateway into Mayfair from the north. It will be the arrival point from the new Elizabeth Line, bringing a huge number of additional visitors to the area.

The two new office buildings provide approximately 150,000 sq ft of prime office space combined with 58,000 sq ft of new shops, restaurants and cafes.

Both buildings are designed to meet BREEAM Outstanding and WELL Platinum standards and achieve a 35% improvement over the current Part L requirements.

Residential and commercial use

The development also includes: the conversion of four Grade II listed townhouses facing Brook Street into a ‘boutique’ hotel with a destination restaurant and cellar and bar; the conversion of a row of listed Georgian buildings along South Molton Street, from office use back to residential use, providing both private and affordable housing within this scheme.

The proposals include transforming Davies Mews into a new al-fresco dining space. South Molton Lane, currently an underused back street, will be transformed with new micro-retail units providing active street frontage, and an emerging public art strategy, aimed at celebrating the River Tyburn that flows beneath, will be incorporated within the public spaces.

A planning application and Listed Building Consent applications for the South Molton Triangle properties were submitted to Westminster City Council for planning approval in June 2020.
