A recent BBC investigation found that six out of ten UK rental homes fail to meet the proposed new standard for EPC ratings. As a result, many tenants have received over-inflated energy bills

The investigation serves as a reminder of the importance of ongoing consultation around EPC ratings.

The government is considering plans to make an EPC rating of C a legal requirement for any new rental properties in the UK. Currently, an EPC rating of E is required. The new law is expected to be fully implemented by 2028.

The Government’s target for EPC ratings has been delayed

Originally the law was set to be enforced by 2025; however, the cost and scale of the improvements have encouraged policymakers to delay action. An estimated 3,500 rented properties must be upgraded daily to meet the 2025 deadline.

If landlords do not comply with the new requirements, they could face a fine of up to £30,000. The new requirements mean up to two million landlords would need to improve their property’s EPC rating to help reduce the UK’s carbon footprint.

Regional head at Secure Trust Bank Real Estate Finance, Andy Clutterbuck, believes the investigation emphasises the need for landlords to start planning energy efficiency improvements.

“The recent energy crisis has really exposed the work that needs to be done to improve the energy efficiency of our rental housing stock – not only to do our bit for the environment but to make living costs more affordable too,” said Clutterbuck.

“It is vital that landlords get ahead now to look after their tenants and avoid a sudden rush for labour and materials down the line,” added Clutterbuck.
