Parkgate Industrial Estate

Caddick Construction has completed three industrial and retail projects, including the £10m Novus warehouse and distribution facility at Parkgate Industrial Estate in Knutsford on behalf of client Chancerygate Ltd

The project comprised of a nine-unit warehouse and distribution centre, with a further 5 detached units neighbouring the main facility – bringing the total development to 139,544 sq. ft.

Novus offers first-class commercial and industrial units to the North West with excellent transport connections nearby.

Situated to the North East of the town, the development is perfectly placed to serve Manchester, Cheshire and the wider North West region. The units range in size from 14,019 – 24,897 sq ft.

Novus also stands out for its sustainability credentials with the scheme ensures an approximate 18.8% decrease in CO2 emissions over 2013 Buildings Regulations.

This followed on from the successful completion of the 42,500 sq. ft Gateway 44 retail park development on Parkhouse Road, Carlisle.

This development comprises seven leasehold units, with two already pre-let. Costa Coffee has taken 1,800 sq ft for a drive-through outlet and Wren Kitchens opening a 15,000 sq. ft showroom.

Excellent green credentials

The initiatives included: low air permeability design, electric vehicle charging points, high performance insulated cladding and roof materials, attracting an EPC rating of B.

Chancerygate sold phase one of Mersey Reach to Northwood Investors at the end of last year.

Caddick Construction (North West) managing director Ian Threadgold, said: “We are extremely proud of the quality of the build achieved across all three projects and the ease in which the schemes have been let is testament to that.

“Each development has brought a significant number of new jobs and additional investment which will also help with the post-covid economic recovery of the region.”
