Wates to build 386 new homes in Barking and Dagenham

Wates has been appointed by Be First to build 386 new homes in the London Borough of Barking and Dagenham, 228 of which will be affordable

Located by Gascoigne Road in Barking, the Gascoigne West Phase 2 development will involve the demolition of three existing blocks and the construction of five new blocks and townhouses that will contain mixed-tenure homes.

The development has looked to reduce its carbon dioxide footprint at every level and goes over and above environmental targets, whilst seeking to meet the Biodiversity Net Gain and Urban Greening Factor for the new London Plan with green walls and wildflowers that are in line with the Borough’s local provenance list.

Materials have also been chosen that use less carbon to produce, such as the timber frames that will be used for the townhouses.

The park’s design has been led by the local residents and will benefit people living around the space for years to come by providing a place to relax, work outside, play and perform activities and events.

The London Borough of Barking and Dagenham will benefit from the creation of 22 new local jobs, the employment of 12 new apprentices and 30 work experience placements through local schools and colleges.

There will also be significant opportunities for businesses in the area with £25m earmarked for services procured through the local supply chain.

With planning approval granted and enabling works due to start, construction is planned to begin in July 2021, with completion at the beginning of 2024.
